The short version
Where the house sits on your lot decides more about how it feels to live in than any finish selection ever will. Sun angle, prevailing wind, the view worth keeping and the side that takes the weather — we work all of that out on the ground before a floor plan is drawn.
Then we price it open-book. You see materials, labour, allowances and contingency as separate lines, so you can move money toward what matters to you while changes are still cheap to make.

What's included
Grade, access, exposure, tree line and view corridors assessed on foot before design starts.
Bring your own architect and plans, or start from our plan gallery and modify from there.
We confirm the requirements for your specific address and jurisdiction, then handle the submission.
Well, septic and the power run are scheduled and budgeted from day one — not discovered in month four.
Foundation through finish with a superintendent who answers the phone and a written weekly update.
Commissioning, as-builts, manufacturer warranty paperwork and a punch list closed before we leave.

The money question
We do not publish prices, because a number without your site behind it is a guess — and the ones you see advertised usually are. Here is what actually moves it, so you can judge any quote you get, ours included.
Access, slope, soil and how far services have to run. Two identical builds on different lots are not the same price, and the difference is decided before anything is drawn.
Span, storeys and roof geometry drive the frame. A simple shape built well is almost always better value than a complicated one built to a budget.
The same deck in cedar, composite or full PVC covers a wide range. We price the options side by side so the trade-off is yours to make, not ours to assume.
Where the money goes once the structure is done. This is the part you can move most, and the part we can phase if it helps.
