A short-term loan that draws down in stages as the build progresses, then converts to or is replaced by a permanent mortgage at completion.
One closing that covers both the build and the long-term mortgage, which avoids paying closing costs twice.
For renovations, decks, shops and outdoor living, existing equity is often the simplest route rather than a construction facility.
Some clients build in phases — shell first, interior later — to spread the cost without carrying finance.
A signed contract, a line-item budget, plans and specifications, and proof of licensing and insurance. Our open-book estimate is already in the format most lenders ask for, which usually saves a round trip.
