Zoning sets the footprint before design starts.

Every jurisdiction treats accessory dwellings differently — permitted floor area, setbacks, height limits, parking and whether it can be rented at all. Getting that wrong late is the most expensive mistake available on an ADU.

So we confirm it with your jurisdiction first, design to the real ceiling, and then match siding, roof pitch and trim to the main house so the finished building reads as part of the property rather than an add-on.

We do not publish prices, because a number without your site behind it is a guess — and the ones you see advertised usually are. Here is what actually moves it, so you can judge any quote you get, ours included.

The site

Access, slope, soil and how far services have to run. Two identical builds on different lots are not the same price, and the difference is decided before anything is drawn.

Size and structure

Span, storeys and roof geometry drive the frame. A simple shape built well is almost always better value than a complicated one built to a budget.

Materials

The same deck in cedar, composite or full PVC covers a wide range. We price the options side by side so the trade-off is yours to make, not ours to assume.

Finish level

Where the money goes once the structure is done. This is the part you can move most, and the part we can phase if it helps.
