The short version

Square footage you never use is money you never get back.

Downsizing well is not about going small. It is about spending the budget on the main living space, the kitchen and the covered porch instead of two bedrooms that stay empty and a staircase you will stop climbing.

Start from a plan in our gallery and modify it, or design from scratch around your lot. Either way you get the same constructability review and the same open-book estimate.

Free site visit, no obligation

The first walk-through is how we both decide whether we are the right fit. You get straight answers either way.

What's included

What youactually get.

01

Single-level layouts

Everything on one floor — no stairs to design around now or to avoid later.

02

Right-sized footprint

Space allocated to the rooms that get daily use rather than spread evenly for the sake of a number.

03

Covered outdoor connection

A front porch, a rear covered patio, or both — usable outdoor space without extending the roof much past the walls.

04

Low-maintenance exterior

Material selected so the building needs washing rather than refinishing.

05

Plan gallery or custom

Modify one of our plans or start from a blank page. Modifications are priced honestly, including any structural knock-on.

06

ADU-ready design

Where the plan suits it, the same footprint can be permitted as an accessory dwelling.

Why Bugle

Why hire usfor this.

Small does not mean simple

A tight footprint has less room to absorb a mistake. Detail matters more here, not less.

Honest about modifications

Moving a wall on a plan can drive structural and permit work you would not expect. We tell you before you fall in love with it.

Built to the same standard

A small home gets the same crews, materials and warranty as a three-thousand-square-foot build.

Highly recommend Bugle Construction! We had a portion of our large asphalt driveway replaced with exposed aggregate concrete. Tyler D. met with us, understood our goals and design ideas and provided us with an estimate. He was also a very responsive point pe…

I recently worked with Bugle on a covered deck addition to my property. Everyone is stunned by the craftsmanship of the finished product. Pictures truly don't do it justice. Michael set up all the moving pieces for any subcontractors and was transparent and f…

Bugle Construction did a beautiful job with our timber wrap around covered porch, and window eyebrows. We couldn’t be more pleased with how it turned out! They started the job in the middle of the winter months and had some zero degree days to deal with. They…

The money question

What decideswhat it costs.

We do not publish prices, because a number without your site behind it is a guess — and the ones you see advertised usually are. Here is what actually moves it, so you can judge any quote you get, ours included.

The site

Access, slope, soil and how far services have to run. Two identical builds on different lots are not the same price, and the difference is decided before anything is drawn.

Size and structure

Span, storeys and roof geometry drive the frame. A simple shape built well is almost always better value than a complicated one built to a budget.

Materials

The same deck in cedar, composite or full PVC covers a wide range. We price the options side by side so the trade-off is yours to make, not ours to assume.

Finish level

Where the money goes once the structure is done. This is the part you can move most, and the part we can phase if it helps.

You do not have to pay cash

Bugle is a builder, not a lender — but Jared Teel and Jason Kuettel are the two local loan officers our clients most often work with, and both are used to construction draws. Their details are published in full.
